Debt
relief through Section 8 can be difficult as some
landlords refuse to accept Section 8 tenants, as
they are not legally required to do so. This is
commonly done for a variety of reasons, including
the desire to charge rent above the Fair Market
Rate, fears that Section 8 tenants will not properly
maintain the rental unit, or in some cases, simply
not wanting government involvement in their
business. Apartments used by Section 8 recipients
must be inspected for Housing Quality Standards, and
this often results in required remedies where the
unit is not up to par. On the other hand, many other landlords are happy to accept Section 8 tenants, as the Public Housing Authority often pays promptly, there are large pools of potential renters, and guarantees put in place by the Public Housing Authority. These guarantees include the permant removal of tenants for damaging the rental unit or failing to pay his or her share of the rent. |
